nutritionFor us non-athletes, when we think of conditioning, we often don’t think of physical conditioning. However, just like athletes must also prepare mentally, we must put caring for our bodies on our plate. So today, we’ll share three great articles with a different twist on nourishment, exercise and rest.

The 3 Parts of a Sustainable Diet

Leo Babauta of Zen Habits always puts out great content. Recently, he wrote about the three parts of a good diet – (1) Follow a plan (2) that’s chockfull of super-healthy foods (3) that you love. We loved the third one!

He points out that having a meal plan for which you shop and cook is the beginning. It doesn’t have to be all healthy foods, but they should be the bulk of your diet. If you don’t love the food you’re eating, you’ll never stick with it.

Leo builds upon this simple formula to explain in detail how he follows it. It’s a great post on eating right … today, tomorrow, for life! 

Work Up the Motivation to Work Out

Many of us make resolutions at the beginning of every year to get fit. Why wait? Frederic Premji has a great post over at I Need Motivation on finding the motivation to work out. Here’s our slightly paraphrased version of his six tips:

  • Schedule it as a high priority activity
  • Get a buddy
  • Short-term … think attractive
  • Long-term … think health
  • Have a goal
  • Just get started

Like any other area of our lives, no one can motivate us to do anything. We must do it ourselves. So motivate yourself to check out Frederic’s article so you get motivated to work out!

A Little Shut-Eye Opens Your Mind

Naps have been much maligned as an inhibitor of 531 a good night’s sleep]. However, recent studies have shown that 157 taking a nap in the middle of the day is good for you]. You’ll get more done and be more mentally alert after a nap.

BIGG Thanks to to Tom Keller of Digital.com for letting us know that some links here were no longer working, due to changes to the SCORE website.  But if you visit SCORE.org and click “Browse the Library” you’ll find a tool that lets you narrow your search results to find resources that best suit your situation. Smart!

They also have a page with a round-up of small business trends.

Between these 2 updated links, we’re sure you’ll find at least 615 tips if not more for your business.

3 Keys to Balancing Work and Life

Balance between work and home is one of the biggest challenges faced by professionals today. And perhaps no one faces as tough a course as young mothers (and fathers).

The following three keys are admittedly vague, but that is on purpose. It’s designed to let your mind wander as you consider individual solutions to the challenges you face. Once you have the outline filled in, you can look for specifics.

Define what success means to you.
This is where it starts. Only you can determine what will make you successful. Your vision of success may call for more (or less) work time. That’s fine. You’re the one who has to be happy with the result.

Determine what works for you.
With success defined, you can find out what works for you. This is also a very individual thing. What works for someone else may not work for you. It is also a process – try things and see how you like them. As you do, your vision of success may change. That’s fine, too!

Don’t let anyone dissuade you.
Along the way, you’ll probably get plenty of advice. Most of it unsolicited. It doesn’t matter. You know what you’re trying to achieve. You know how you’re going about it. Stick to your plan and revise it only when you find a better alternative!

How Will Your Realtor Market Your House?

We highly recommend that you enlist the services of a professional realtor when it comes time to sell your house. Good realtors pay for themselves!

Your realtor will list your property on a multiple listing service so every associated realtor in your area can show it. If your realtor is not associated with a service like this, consider going with one who is.

You should also discuss with your realtor upfront how he or she plans to get the word out. This discussion should take place before you contract with them.

Ask them for something in writing that commits to what they will do to market your home. You can’t expect them to guarantee results. You can expect them to commit to certain activities. By getting it in writing, you both have something to refer to throughout the process.

Keep in mind this is just a marketing PLAN. The plan may change as get into the process.

There are many ways to get the word out about your house. What you want from your realtor is an attack on multiple fronts. Here are some ways it may be done:

Web site

Will your house have a prominent position on the realtor’s web site? For how long? Do they have a featured area that you will be placed in? Do they have an area that highlights their newest listings?

Newspaper advertisements
Does your realtor advertise in the newspaper? Will your house be listed? How often?

Specialty publication advertisements
Does your realtor advertise in publications of homes for sale? Will your house be listed in one of their ads? How many times?

Direct mail advertisements

Does your realtor regularly mail to a list of prospective home buyers? Will your house be featured in an upcoming mailing? When?

Signage
What signage will be put up in your yard? When? Will signage also be placed at the end of your street to direct buyers your way?

Brochure / Flyer
Will your realtor have a professional brochure prepared for your home? If not, will they prepare a flyer?

Open house

Will your house be featured in one or more open houses? When?

Many home sellers see open houses as the panacea of real estate marketing. Houses rarely sell at open houses. They bring exposure for your property, but they should be part of an overall plan to market your home.

Realtor caravan
Will your house be part of a realtor caravan? When?

You may find that a realtor caravan is more productive than an open house. It gives a number of realtors the chance to view your property without a buyer tagging along.

Other
What else, if anything, will your realtor do to market your home?

They may be creative and have just the right solution to get the word out.

The single most important thing you can do when it comes to marketing your house is hire the right realtor. Then, discuss a marketing plan with him or her so you know exactly what will be done to move your house so you can move on!
